HOUSING ESTATES PLANNED IN SUBURBAN ZONE OF WARSAW

As from the second half of the 19th century, the urbanization processes on the country sides had intensified, as a consequence of development of Warsaw and its suburban expansion. The most profitable and ordered urbanization form, in the spatial respect, were urban units that were developing as a result of agricultural divisions, as ‘lodges,’ ‘garden’ and satellite communities.
In the interwar era, the suburban allotments were escalated. Not only there were created units with simple divisions, but also planned estates with attractive urban schemes which are distinctive in structure of suburban settling zone. Property ventures – planned estates could be a continuation of this strand, however, it did not happen. These estates are usually designed on small terrain (it is hard to gain an integrated area in a fragmented structure of agricultural demesne.) Their dimension, population density, building types look rather like city parts extracted and separated from a basic infrastructure service. The lack of primary service in access zone and connections with collective communications causes excessive dependency of estate residents on individual communications; which is particularly inconvenient for elderly people and children. Compound and protected units with building of high standard create specific ‘ghettos’ discordant to traditional rural units. As a result of these tendencies, there is a social segregation process of residents throughout a division between old compound housing and new ‘urban’ one. This leads to weakening of societal ties on a relevant areas.
Suburban terrains loose their special strengths which their new residents left from crowded cities for.
